What most Chattanooga homes pay

Per-linear-foot pricing explained
The base math is $1 per linear foot for a single-story home, scaled by story:
- 1-story: $1.00/ft
- 2-story: $1.50/ft (1.5× multiplier — ladder time doubles, safety setup adds)
- 3-story / hillside: $2.00/ft
That's why a 180-ft two-story home runs about $270 base, before any add-ons. A 180-ft one-story runs $180. The honest answer for why a second story costs more: each section requires ladder repositioning, footing checks, and slower work to keep your fascia and siding undamaged.

Story count and hillside surcharges
Chattanooga has a lot of split-level and brow-lot homes that are technically two stories but functionally harder than a flat-yard two-story. We factor this in transparently:
- Standard 2-story: 1.5× multiplier
- Brow-lot or steep hillside 2-story: 1.75× multiplier
- 3-story or roof-access-only sections: 2× multiplier
A quote that doesn't mention this and shows up to a hillside home will either (a) try to add it on-site, or (b) eat the extra cost and not come back for the next visit. Neither is ideal.
§ 04
Add-ons: downspout flush, haul-away, gutter guards
Three optional add-ons most homeowners consider:
- Downspout flush (+$25). We run water through every downspout to confirm flow. If a downspout backs up, you'll know before we leave. Strongly recommended once a year — pollen and seed pods cake the bottom 12 inches and you can't see the blockage from the top.
- Debris haul-away (+$25). Without this, we bag the debris neatly at the curb. With it, we take it. Worth the $25 in most cases.
- Gutter guards (remove + reinstall, $1.50/ft). Gutter guards are great until they aren't — small debris still gets through and packs underneath. We remove, clean, and reinstall as one continuous job. Note: most gutter guards still need cleaning every 18–24 months, despite manufacturer claims.
If a company offers an absurdly cheap base price and then surprises you with $80 in mandatory add-ons on the day, walk away.

Why we have a $125 minimum
A real gutter cleaning visit involves driving to your home, setting up ladders and tarps, clearing every run, flushing or photographing if requested, bagging debris, doing a fascia walk-around, and packing up. That's a minimum of 90 minutes per visit even on a small home. $125 is the floor that keeps that economically possible while still being competitive with the cheap-but-disappear operators.
It also means small jobs are great candidates for the window + gutter bundle — the combined visit gets you 10% off, and the per-system math becomes much friendlier.

How often Chattanooga homes need it
Most Chattanooga homes need gutter cleaning twice a year:
